Customer testimonial Buildings Agency (Pacheco building - Immigration Office)

Alba Martin Benet (architect at the Buildings Agency) on the collaboration with Beddeleem for the renovation of the Brussels Belfius building on the Pacheco boulevard for the Immigration Office: " Pleasantly surprised by the flexibility of Beddeleem despite a very strict timing".

In January 2018, Beddeleem started the major renovation of the "Pacheco building", near the Finance Tower in Brussels. With 12 floors, a ground floor and 3 underground floors (together accounting for 25,000 m² of surface area), this was a major renovation project of the office building, which also had to be completed within a short period of time. In October 2018, the Immigration Office had to be moved to its new offices. Beddeleem therefore had about 10 months to get the job done.

"And it so did," says Mrs Alba Martin Benet, who, as an architect at the Buildings Agency, managed the project for the public authorities. "I was pleasantly surprised by Beddeleem's flexibility. The deadline for the refurbishment of the offices was fixed: in October, the Immigration Office had to leave the old offices on pain of a fine, so there was no margin. What's more, a large water leak gave us a big, unpleasant surprise. But the project was delivered in time for the move. The end customer was very satisfied with the result."

Total fit-out including techniques

Commercial director Jochen Daneels and Project Manager Dieter Daneels of Beddeleem: "We took care of the complete finishing, including all techniques of this "New Way of Working (NWOW)" project. The general contractor Les Entreprises Louis De Waele, awarded by tender, called on Beddeleem because of the planning of the complete realisation of the project. All Beddeleem products were installed: JB relocatable partitions, JB COOL climate ceilings, JB DOOR, JB LOCKERS, you name it. For the technical parts, we of course always call on a number of reliable partners. The increasingly short implementation deadlines of today no longer allow us to cooperate with arbitrary parties." 

Challenge

Alba Martin Benet: "Finishing about one floor per month was a real challenge. Beddeleem made the analysis and the planning together with me, taking into account the very strict timing. Which floors had to be refurbished first and which could be renovated last, such as the sports halls and the stockages. In addition, the move had to be organised on each floor, while at the same time work was still being done on the other floors."

"Beddeleem was always looking for a compromise during the negotiations with the parties involved. The follow-up of the project went very smoothly. Fortunately, for a major water leak, we were also able to call on Beddeleem thanks to its expertise with regard to climate ceilings," says the architect of the Buildings Agency.

WTC III

Jochen Daneels concludes: "The similar renovation of 20 floors of the Brussels WTC III tower was carried out at the same time. The project has just been completed and, in addition to our JB relocatable partitions, we also installed 21,000 m² of our own metal JB CEILING, all custom furniture, JB LOCKERS, etc.".

"We have an almost unique position in the contracting world by being both a manufacturer and a class 8 contractor at the same time. The successful completion of these kinds of total renovations strengthens our belief that we can provide an absolute added value for the client".
